Waldorf Astoria Miami Beach is planned for Winter 2027, according to Hilton's roundup of October 29, 2026. Hilton gives no months, so it is listed here as Q1 2028. It is a conversion: Hilton and Reuben Brothers signed a management agreement on July 7, 2026 to transform a Miami Beach hotel on Collins Avenue, and Reuben Brothers, the owner, is carrying out the renovation and repositioning before Hilton takes over management. A Reuben Brothers executive names the address as 2201 Collins Avenue.
The hotel rises 20 stories above Collins Avenue, with direct access to the beach. It will have 348 refreshed suites, all with ocean views and balconies, designed by Avenue Interior Design. A new lobby and Peacock Alley form the arrival, and there will be a new food and beverage program, a spa, an enhanced fitness center and event spaces. The 48,000-square-foot pool deck gains private cabanas.
